Born out of the necessity for student housing operators to collaborate and develop best practices in response to the COVID-19 pandemic, industry leaders came together and participated in a routine web meeting to discuss the obstacles facing the industry. 

As history has proven… difficult circumstances produce innovative solutions.  That routine web meeting has evolved into Shop Talk. 

It’s not just a web meeting.  It’s a gathering of industry professionals sharing insight, data, and ideas.

Student housing has never only been about putting heads in beds. It is one of the most formative environments many people will ever live in. For a lot of residents, these are the years where they are deciding what they believe, learning how to manage money, navigating conflict with roommates, showing up for their first internship, preparing for their first interview, and figuring out what kind of adult they want to become.


That is why the best student housing communities have always been about more than operations. They are about people. The maintenance technician who shows up when something breaks is not just fixing a work order. The community manager is not just enforcing policy. The leasing team is not just moving paperwork. In many ways, everyone around that resident becomes the step-in support system while living away from home and the true village helping shape their experience in college.


That is also why utility billing matters more than many people think. On paper, utilities can look like a line item to recover, a report to reconcile, or a process to automate. But to a resident or a parent, utilities are part of the lived experience of the community.


They are one more signal of whether this place feels fair, understandable, and trustworthy or whether it feels like just another faceless system adding charges no one fully understands. And today, that matters even more. This generation has grown up in an on-demand world. They are used to seeing where things are, when they are arriving, and what they cost. Parents are the same way. They expect transparency, speed, and clarity.


So when a bill shows up late, inaccurate, or includes language that no one on-site can confidently explain, the problem is not just frustration. It is a breakdown in trust.


That is one of the reasons Anchor Utility chose to step into student housing. Too often, utilities have been treated as a back-office function instead of a resident experience. Processes may be operationally sound, but still force site teams to hide behind scripts or redirect questions they cannot answer.

The truth is that unclear utility communication does more than irritate residents. It can make students and parents feel like a number. It can create noise for onsite teams who are left trying to calm concerns without enough visibility. The burden of that confusion lands somewhere, and too often it lands on the people already carrying the property through the busiest times of year.

The partner should care whether the resident understands them, whether the parent trusts them, and whether the onsite team can stand behind them with confidence.

That is the standard Anchor believes the industry should be aiming for. Not just faster billing. Not just stronger automation. Not just another dashboard. Better communication. Better clarity. Better alignment between financial accuracy and human experience.
